Professional Commercial Carpet Cleaning…

Commercial carpet cleaning requires a different approach than residential cleaning. Commercial buildings typically experience heavier foot traffic, concentrated traffic lanes, tracked-in soils, spills, grease, and other contaminants associated with daily business operations. Commercial carpet is also commonly constructed from durable synthetic fibers such as nylon, polypropylene/olefin, or polyester and is often installed as low-pile broadloom or carpet tile designed to withstand frequent use.

Our commercial carpet cleaning process begins with an inspection of the carpet construction, fiber type, installation method, traffic patterns, spotting, and overall soil conditions. Understanding these factors allows us to select the cleaning method that provides the best results while minimizing disruption and unnecessary moisture.

Depending on the carpet and facility, we may use hot water extraction (HWE), very low moisture (VLM) cleaning, or a combination of both methods.

For heavily soiled carpeting or periodic restorative cleaning, professional pre-treatment is applied to loosen oils, tracked-in soil, spills, and embedded contaminants. The carpet can then be thoroughly rinsed using our high-powered truck-mounted hot water extraction system. Hot cleaning solution penetrates the carpet fibers while powerful vacuum recovery immediately extracts the water, suspended soil, and cleaning residues.

Commercial environments often contain low-pile carpet or carpet tile where VLM cleaning can be especially effective. Rather than heavily saturating the carpet, VLM methods use specialized cleaning solutions and mechanical agitation to separate and encapsulate soils within the fibers. Once dry, the encapsulated soil is removed through routine vacuuming. This process uses significantly less moisture than traditional extraction and allows many commercial carpets to return to service quickly.

VLM cleaning can also be incorporated into a scheduled maintenance program to control traffic-lane soiling between periodic restorative cleanings. This is particularly useful for offices, retail spaces, restaurants, churches, medical facilities, apartment common areas, and other businesses where extended drying times or interruptions to normal operations are undesirable.

When hot water extraction is used, our professional truck-mounted equipment provides substantially greater heat, vacuum recovery, and rinsing capability than consumer or rental equipment. Proper extraction and rinsing help prevent detergent residue from remaining in the carpet, which can contribute to rapid resoiling. Air movers may also be used during the cleaning process to accelerate drying.

The goal of commercial carpet cleaning isn't simply to make the carpet look better after a single service. A properly designed maintenance program helps control soil accumulation, maintain a professional appearance, reduce premature fiber wear, and extend the usable life of the carpet.

At McMinnville Carpet Cleaning, we tailor our cleaning process to the carpet, facility, and operating needs of each business rather than relying on a one-method-fits-all approach.
